Property Management Specialist – Student Housing

Our client, a successful and expanding national property management company, is seeking a Property Management Specialist to join their team near the USC campus!

The Property Management specialist will be part of a team that manages and oversees their community of 984 bed spaces with an individual goal of managing approximately 150 bed spaces including operations, resident relations, and overall success of the property. The ideal candidate will have experience in property management and excellent organizational and problem-solving skills.

 

Essential Duties and Responsibilities

  • Manage substantial move-in and move-out flow during summertime including collecting room keys, replacing old furniture, scheduling inspections, sending out notices and deposits, to ensure new tenants are ready to move in
  • Assign work orders and assist maintenance technicians with regular maintenance such as cleaning, repairing, replacing to fulfill tenants requests
  • Operate Appfolio system to manage the customer data, maintenance requests, contracts and other related issues in the renting process before and after the tenants move in
  • Identify and communicate both operational and financial risks to corporate management and establish corrective action plans
  • Visit different properties daily to ensure all sites and communities, are maintained properly and foresee potential problems
  • Ensure aesthetic standards are maintained to the highest level for all aspects of the community at all times, such as adding or removing decorations, making sure the properties are cleaned weekly, and so on
  • Improve and perform calculation process every two month for utilities bills including monthly electrical, water gas fees, etc.
  • Additional tasks as directed and assigned

 

Qualifications

  • 3+ years of property management in student housing experience
  • Excellent organizational and problem-solving skills with strong attention to detail
  • Strong knowledge of Appfolio and other management/accounting software
  • Capable of visiting different sites to perform inspections and regular communications with tenants
  • Excellent verbal and written communication skills, including report-writing skills
  • Capable of effectively handling multiple projects simultaneously
  • Excellent time-management skills and the ability to prioritize work
