We have partnered with many homebuilders, property management companies, and partners to the Real Estate Industry throughout the years. You can view our client list to see just a sample of some of the clients we provide staffing services for.  

We do offer training to our temporary new home sales, leasing, and maintenance candidates.

New Home Sales Assistants & Leasing Consultants will be provided access to our online platform, www.RealEstateLearningNetwork.com, where they will have access to videos and written lessons to help them succeed in their career, covering topics including basic job duties, important tips, safety, fair housing, forms to use on site, and sales/leasing techniques.

Service Technicians and Porters will all be provided with a safety orientation course which includes topics including hazard evaluation, safe work practices, protective safety equipment, and how to handle a work injury. We also provide a fair housing overview, which, after reviewing, will allow them to work more assignments with our property management clients.

If you are applying for one of our temporary positions, keep in mind that they are typically part-time.  There are some ongoing assignments up to 40 hours/week. Pay is dependent on location, position type, and applicant’s skill set and experience; paid by the hour. We pay weekly and offer direct deposit for our temporary candidate’s convenience. Although temporary staffing pay is historically low enough to meet the needs of the clients we serve, these positions are often seen as “internships”, or a way to get your foot in the door and be more than a resume sitting on somebody’s desk. You are interviewing on the job and “a walking resume”, demonstrating your value each day.

Due to the temporary nature of these assignments, we do not know until the orders come in; therefore, cannot guarantee the number of hours you will work. Almost all assignments are 8 hour days, but can be short-term (1-3 days) or long-term/ongoing assignments (lasting for a few weeks to several months).

Yes, there are several milestones that would create an opportunity for an increase in pay.  This varies by company division, state and region. An excellent question to ask in your interview with your local regional manager.

JWilliams Staffing is ACA (Affordable Care Act) compliant. The available benefits for each employee will vary depending upon average weekly hours worked and for how long. The  IRS approved look-back measurement method (which is annual at JWS) is utilized and an employee must work 130+ hours per month to be considered full time. If full time status is reached at the end of the measurement period, we offer medical insurance to all eligible employees. Additionally, JWilliams Staffing offers Paid Sick Leave in accordance with local and state requirements based on the primary location of the job(s) worked. https://www.dir.ca.gov/dlse/paid_sick_leave.htm

Assignments will be offered to you by our Scheduling Department via email, call, and/or text; you would be able to accept or decline as your schedule permits. As a JWS Temporary Associate, it would be your responsibility to call in to express your availability to work on a weekly basis. Keeping the Scheduling Team updated with your availability allows them to contact you with available assignments that fit within your schedule so we can get you on site and keep you working.

The amount of notice we get regarding coverage needs from clients can vary. Sometimes we will call you with the assignment a few weeks prior, other times we may get the order only 24 hours or less before the start time. You are never obligated to take an assignment, but we do appreciate when candidates can help our clients in a pinch!

The amount of time it takes to get hired on full-time varies and depends on several factors including your own skill set, abilities, efforts, and willingness to go the extra mile as well as our clients’ hiring needs. We are your stepping stone into the industry and will provide you with experience, exposure, and mentorship to put you in a position to launch your career.

The success of our company is based on the reputation we have built by placing quality candidates in full-time positions with our clients. Many of the candidates we place end up becoming managers, VP’s, etc. and eventually another loyal customer of JWS.  We love seeing careers launched and are always happy to pave the way for the next generation of industry superstars.

Yes, in California, Arizona, and Nevada, a licensed Salesperson can only work under one Broker at a time. If you wish to work with JWilliams Staffing, we do require that your license is hung under our Corporate Broker in your state, as you would be a W2 employee of JWilliams Staffing, Inc. As an employee of JWilliams Staffing, we are able to uphold our promise/guarantee to our clients that we ONLY provide them with temporary sales assistants who are licensed, bonded, and insured in their state. Moreover, your license is with JWS and our client’s value the fact that you will not have an inherent conflict of interest from doing resale simultaneously.

Licensed Brokers do have more leeway, as they are self-governed when it comes to outside Real Estate activity, and would be recognized as an “Associate Broker” with JWilliams Staffing. We have a zero tolerance policy for any Associate Brokers working with JWilliams Staffing who discuss, carry collateral materials, or solicit prospects while on assignment with any JWilliams Staffing client. 

As a Salesperson you are only allowed to hang your license under one Broker at a time. JWilliams Staffing (Broker) does not allow any outside real estate activity requiring a license, as it is recognized by our clients as a potential or implied conflict of interest while working at their sales offices.

Licensed Brokers do have more leeway, as they are self-governed when it comes to outside Real Estate activity. We have a zero tolerance policy for any Brokers who discuss, carry collateral materials, or solicit prospects while on assignment with any JWilliams Staffing client. This behavior will result in immediate termination.

JWilliams Staffing guarantees that all of our candidates are licensed (in states where required), bonded, and insured under our corporate Brokerage. All temporary employees MUST hang their license under JWIlliams Staffing in order to obtain the required insurance coverage under our corporate policy. We do not allow unlicensed candidates to work any assignments that require a real estate license, nor do we allow agents licensed under a different Broker to work assignments with our clients due to liability issues that it can create for our clients.

JWilliams Staffing does not allow Salespersons to perform any outside real estate activity that would require their real estate license. No. In fact, JWilliams Staffing and our clients do not permit candidates to drive clients around at all, even in a golf cart, for safety and liability reasons.

As a temporary New Home Sales Assistant, you would not sign purchase agreements; however, many builders would allow you to use the JWS courtesy hold & check receipt form to hold a lot for the prospect for a certain amount of time, determined by the builder client. JWilliams Staffing employees work assignments on an hourly basis, and are not entitled to earn commissions while on assignment. Our goal is to provide a springboard to launch you into a full time career in New Home Sales through providing opportunities to learn while you earn through online and onsite job training and the ability to develop and foster relationships with the builder’s core team members. Once hired on with a builder, in a full time capacity, you will (likely) be compensated by commissions for your sales.
