Our client, a diverse community-focused property management company, is looking for a professional & self-starting Director of Property Management Services to join their team!

The Director of Property Management Services will report to the Executive Director and is responsible for the overall direction, management, and assessment of property portfolio and staff members, as well as overseeing and maintaining professional management of a 450+ unit portfolio and 15+ staff. The ideal candidate will have experience in Property Management and strong problem-solving and management skills. Experience in affordable housing and non-profit background is a MUST for this position.


Job Responsibilities
  • Effectively hire, train, and establish performance goals for the office staff, onsite property managers, and maintenance department in accordance with company standards
  • Create annual budgets for the individual properties, oversee the monthly income and expense report
  • Review plans as needed to meet property needs, regulatory requirements, and company standards
  • Supervise day to day operations of all properties and assess project needs for each property
  • Have some knowledge in maintenance repairs to determine best ways to efficiently guide maintenance personnel in correcting problems at properties
  • Review and audit individual property documents to ensure all requirements are completed correctly at each location
  • Maintain databases in accordance with property information, leasing, regulatory reporting, maintenance, spending, contracts, and any other information relating directly to the property.
  • Facilitate communication amongst ED and staff, Implement ideas to operate properties more efficiently and effectively, and prepare monthly meetings to discuss & implement goals
  • Provide regular updates to the Board of Directors as requested by Executive Director regarding significant operational problems and deviations from the management plan
  • Reviews delinquent accounts with the onsite Property Managers and approves action required.
  • Makes recommendations for rent increases and submit requests for approval to Executive Director
  • Ensures compliance with the following: OSHA, Federal Wage and Compensation Act, State Wage and Workers Compensation, and all Lender Regulatory Agreements.
  • Annually review all insurance coverage and arranges for proper renewal
  • Manages the marketing of properties available units, when necessary, and follow up with waitlist candidates
  • Other duties as assigned


  • 7+ years’ experience in property management
  • 5+ years' experience in a higher level supervisor role in property management, managing at least 20+ staff members
  • Certificate of Occupancy (CPO) Required
  • Algebra level math skill required (Higher level math is preferred)
  • Understand tax credit language, government regulations, loan documents, financial reports, legal documents, budgets and any other scripture relating to property regulations
  • Strong written and verbal communication and interpersonal skills for reporting, presenting, conflict-resolution, and customer service
  • Well-versed in all current local and federal housing laws
  • Must be able to work under pressure and successfully meet strict deadlines
  • Excellent organizational, time management and problem-solving skills
  • Ability to work in project teams, and with a wide variety of individuals
  • Proficient in Word and Excel
  • Candidates must have reliable automobile transportation and a valid California Driver's License and insurance
