Commercial Maintenance Technician

Our client, a very successful property management and investment company, is looking for a Commercial Maintenance Technician to join their growing team!

This person is responsible for maintaining the physical integrity of the Property at all times. It is the Commercial Maintenance Technician’s duty to anticipate, prevent, identify, and correct any and all problems involving the property. The ideal candidate will have hands on experience with commercial or residential repairs including preventative maintenance and troubleshooting.

DUTIES AND RESPONSIBILITIES
  • Performs maintenance tasks personally and delegates to vendors if needed. Oversees and inspects work performed by outside personnel.
  • Manages system for handling tenants’ service requests. Ensures that all make-ready repairs and services are completed correctly and on schedule.
  • Schedules and performs minor and routine maintenance on all appropriate equipment.
  • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Trains and assists in development of maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff members.
  • Reports all major repairs and requisitions to manager prior to any expenditure of funds.
  • Removes and transfers heavy objects. Uses a dolly or back support belt.
  • Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
  • Performs any additional duties assigned by manager or property supervisor

 

QUALIFICATIONS
  • 2+ years of hands on experience with residential or facilities maintenance
  • Knowledge of HVAC
  • Own a set of basic tools
  • Have reliable transportation – work truck is HIGHLY preferred
  • Possesses knowledge of budget and budget compliance.
  • Management experience a plus
  • Experience with electrical and plumbing, including water lines, A/C and heating systems, water irrigation systems, stairs, gates, fences, railings, roofing, gutters, fasteners, interior/exterior lights, electrical work, door locks, ceiling tile replacements, and wall damage or repairs.
  • Knowledge of pertinent laws and regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
