Assistant Community Manager - LIHTC

Our client, a well-established property management company, is looking for an Assistant Property Manager for their tax credit community in Beaumont, TX!

 

The Assistant Community Manager performs duties to assist the Community Director in the operation of the assigned property, involving the processing of new LIHTC leases, lease renewals and recertification, accounting, reporting, resident services, and retention activity. Essential Functions:

  • Responsible for all aspects of leasing and marketing to prospective residents
  • Prepares invitations to residents for renewal of leases as expiration approaches
  • Makes recommendations regarding declining renewal of residents
  • Communicates with vacating residents document reasons for non-renewal
  • Tracks records, audits files, and requests information to meet initial and annual requirements for documentation for certification of rent adjustment
  • Works with new residents to process documentation prior to move-in
  • Ensures smooth set up of new residents, including the signing of lease and a resident orientation and walk-through
  • Collects and posts rents, assessing late fees and issuing late notices as required
  • Sets up payment plans as required to collect past due amounts and sends delinquent files to attorney for eviction in accordance with policy and procedure requirements
  • Generates and reviews a wide range of reports to track and resolve outstanding issues relating to rent payments, outstanding service requests, and other operational issues
  • Reviews invoices and handles accounts payable processes
  • Responds to resident complaints associated with community issues and ensures resident satisfaction
  • Assists to implement and execute resident activities and staff managerial function
  • Prepares performance evaluation documentation for assigned staff
  • Performs or assists with any duties or operations, as required to maintain workflow and to meet schedules and quality requirements.
  • Participates in any variety of meetings and task force groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, and policies.

 

Qualifications

  • 1+ years of experience as an assistant community manager
  • Experience at a Tax Credit (LIHTC) property preferred
  • Excellent property management skills including leasing, marketing, resident relations/control and customer service.
  • Good computers skills (property management software -- Yardi (Preferred), Excel, Word.
  • Experience with all financial related issues expenditure control, maximizing income, collections, budgeting, etc.
  • Must be detail-oriented, highly organized and able to interact effectively with prospects, residents, peers, staff and management.
