Apply today to join this team of industry leaders!</p> <p>&nbsp;</p> <h5>Essential Functions</h5> <ul> <li>Responsible for leading high visibility and/or performance challenged properties.</li> <li>Proactively works to sell inventory homes to fill vacancies.</li> <li>Aggressively market homes and converts inbound leads to home sales.</li> <li>Shows inventory homes to prospective purchasers.</li> <li>Works with the Regional Manager to procure new inventory homes.</li> <li>Ensures resident satisfaction and operational excellence.</li> <li>Provides coaching, performance management, team building and mentorship to all direct reports. Assist in training and development of other onsite staff by ensuring that only the highest caliber personnel are hired to represent the company.</li> <li>Develops and delivers complex proposals to corporate leadership.</li> <li>Possess an innate ability to communicate and connect with a wide variety of audiences while maintaining consistent poise.</li> <li>Awareness of all relevant laws and agency regulations, including but not limited to fair housing, sexual harassment, disability accommodations, environmental compliance, and landlord-tenant relationships as they apply to the policies and procedures of the company and the communities. Applies laws and regulations to ensure 100% property compliance.</li> <li>Makes recommendations for major physical repairs, replacements, and improvements.</li> <li>Audits the property regularly to ensure that all company policies, applicable laws, and compliance areas are being followed.</li> <li>Walks and/or drives the community daily to ensure the physical infrastructure and appearance of the community are consistent with the prevailing rules and regulations.</li> <li>Monitors property financial and operating performance on an ongoing basis. Address performance issues immediately by working with the Regional Managers to develop a plan for correction.</li> <li>Resolves customer complaints and employee relations issues in a manner that is in the best interest of the company and customer.</li> <li>Reviews, approves, and monitors the completion of all capital projects being performed at properties in the area.</li> <li>Works closely with Regional and other onsite staff to ensure that property-level issues are being heard and properly addressed.</li> <li>Assists in developing and optimizing marketing campaigns to achieve optimum occupancy levels and customer satisfaction.</li> <li>Responds to community issues and emergencies rapidly and ensure such matters are handled appropriately and reported back to Regional and Corporate leadership.</li> <li>Monitors and maintain up-to-date records.</li> <li>Identifies physical discrepancies in the community, obtain bids to improve the community, engage and oversee repairs and improvements to ensure projects are completed satisfactorily on time and budget.</li> </ul> <p>&nbsp;</p> <h5>Minimum Eligibility Requirements</h5> <ul> <li>Minimum three years of experience managing manufactured housing communities.</li> <li>Experience in management or supervisory capacity preferred</li> <li>Proficient in word processing, Excel, On-site Rental System</li> </ul> <p>Pay: $50,000 annually</p> <h5>Submit your resume TODAY for consideration!</h5> <p>-------------------------------------------------------------</p> <p><em>JWilliams Staffing, Inc.
