Senior Real Estate Agent – Relocation & Acquisition

Our client is seeking a Senior Real Estate Agent; join the team of a fast-growing and award-winning Real Estate and Right of Way consulting firm with operations spanning the United States!

The Senior Real Estate Agent performs a wide range of real estate and right of way related work to support the Company’s public and private sector of real estate and right of way projects and personnel. The work ranges from simple real estate office work to complex, time and politically sensitive transactions, with technical, financial and multi-disciplined components. The Senior Agent will primarily be focused on complex acquisition and relocation assignments and should have at least 3 years of relevant experience. Apply today for consideration.

 

Essential Functions
  • Execute all projects with a sense of urgency, transparency, and a high level of accuracy. 
  • Responsible for managing and executing project activities, under the direction of Project Managers (PM) and/or Project Directors.
  • Review and understand project/property/owner/tenant specific information; project maps, engineering designs, title reports, vesting deeds, property profiles, appraisals (including  FF&E, and Goodwill), rent rolls, estimates, budgets, and schedules.
  • A strong grasp and understanding of lifecycles of varying real estate transaction structures; Acquisitions, Dispositions, Leaseholds, Easements, Licenses and others
  • Prepare offer packages, purchase and sale agreements, escrow instructions, relocation notices and calculations.
  • Present offers, negotiate and justify proposed settlements for clients.
  • Effectively and accurately communicate relevant project information to PMs and project team.
  • Prepare relocation plans, notices, entitlements, referrals, calculations and administer various programs as applicable.
  • Update and maintain status reports, databases, file information and diaries accurately and in a timely fashion.
  • Coordinate meetings with property owners, tenants, sub-consultants and other stakeholders as needed.
  • Coordinate project agreements, contracts, receivables, sub-consultant deliverables, etc.
  • Track & manage specific tasks pertinent to each project.

 

Desired Education and Qualifications
  • 3-5+ years of qualified experience in the real estate relocation and acquisition and/or right of way industry.
  • College Degree or Associates Degree preferred
  • Flexibility to work in off-site locations an estimated 20-50% of the time.
  • Demonstrates a high level of experience in reviewing and understanding a variety of project maps and designs (e.g. engineering, architectural, conceptual plans as well as cross sections, utility, drawings, plot plans, subdivision maps, record of surveys, etc.).
  • Demonstrates a high level of experience and understanding of various types of right of way related projects, acquisition & relocation documents, notices, processes and procedures.
  • Experienced in reviewing and understanding complex appraisal problems (e.g. severance damages, part takes, leasehold bonus values, improvements pertaining to realty, goodwill, etc.).
  • Experienced in reading and understanding legal descriptions and exhibit maps.
  • Strong oral and written communication skills essential.
  • Excellent interpersonal skills to build relationships with others.
  • Demonstrated ability to accurately analyze information and provide advice, solutions and recommendations to support/reach decisions.
  • Must demonstrate the ability to take initiative and accountability for the accuracy of information and for achieving results.
  • Self-reliant and able to perform field inspections as needed.
  • Proficient in Microsoft Word, Excel, and basic database management systems.
  • Valid driver’s license with clean driving record and proof of current auto insurance policy
