Regional Property Supervisor

General Job Responsibilities:
  • Oversees the day to day operations of the portfolio, has each property meet budgeted financial goals and achieve operational performance objectives
  • Visits each community at least once a week and some twice a week.  Inspects field operations, review reports from community managers to determine progress of occupancy and maintenance projects. 
  • Reviews occupancy, availability, and delinquency at all properties.
  • Inspects properties to ensure the highest standards are maintained
  • Evaluates maintenance, grounds, and housekeeping operations
  • Conducts periodic inspection of vacant apartments for market-ready condition
  • Analyze monthly and quarterly performance and budget projections; compare to management plan and budget; adjust strategies accordingly
  • Recruits, hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies
  • Strong knowledge of Employment laws and Landlord Tenant laws
  • Monitors marketing/ad efforts and makes recommendations to improve marketing activities.
  • In conjunction with property managers will have weekly competition reports that will be presented to corporate. Will make recommendation on rental rates.
Minimum Qualifications:
  • 5+ years Regional Property Management experience
  • Must provide the ability to delegate and communicate property management methods along with a strong ability to problem solve issues
  • Must have the ability to communicate well both verbally and in writing and possess strong supervisory, personnel management and organizational skills
  • Strong computer skills in Excel, Word and Power Point
  • Knowledge of Yardi a must
  • Effectively and professionally interacts with others
  • Must possess a knowledge of all aspects of property management, property maintenance, property marketing and budgets
  • Ability to assist in the development and monitoring of company policies and procedures related to property management
