Regional Property Manager (HUD/LIHTC)

Our client, a highly successful and growing Residential Property Management company is seeking a Property Manager their six communities, totaling 1,012 units.

The Regional Property Manager will work out of the company’s corporate office in Plymouth Meeting, PA while overseeing the operations and success of six properties, and will travel to sites located in Camden, NJ (2), Washington, D.C. (1), Baltimore, MD (2), and Atlanta, GA (1) on occasion when help is required. The ideal candidate will have experience in a regional property manager role and be results-driven. Essential Functions
  • Effectively manage all communities to achieve financial and operational targets
  • Monitor employee performance; take action as necessary to improve portfolio or asset performance
  • Seek to build employees teams and provide motivation and direction as required
  • Ensure all site procedures are being accomplished; monitor site performance at both the micro level (following procedures, practices) and macro level (occupancy, income, collections)
  • Monitor Site financials; review variance reports; review financials with Managers regularly
  • Approve Site vendors, purchase orders, and expenditures
  • Perform regular Site inspections (physical, operational, file review)
  • Manage portfolio rents; propose adjustments as necessary
  • Recruit, interview and hire Site managers and maintenance managers
  • Support Site Managers as necessary on resident issues, supportive services issues, vendor issues, compliance approvals and other operational duties
  • Initiate new programs, procedures, or practices in portfolio as directed
  • Represent portfolio in to local PHA’s, state agencies, etc. as required
  • Coordinate pre-lease set up of new Sites; hire and train staff
  • Participate in senior level management meetings as required; participate in regional team meetings as required
  • Act as portfolio representative to coordinate activities and resolve issues with portfolio Construction and Development representatives

 

Key Deliverables/Objectives
  • Achieve best possible financial success and occupancy levels from the portfolio
  • Seek to maximize income and minimize expenses
  • Maintain staffing levels while achieving the financial goals for each site
  • Deliver accurate and timely regional reports
  • Ensure all HUD and/or LITCH certifications are current
  • Perform a thorough Site inspection on each Site at least twice per calendar year
  • Perform other duties as required

 

Qualifications
  • 3+ years of experience in property management with recent experience in a Regional Property Manager role
  • Strong experience with market-rate sites
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, HUD Multi-Family, IRS Section 42 - LIHTC Program, etc.
  • Strong computer skills, especially in the Microsoft Office Suite; knowledge of Realpage, Onesite software
  • Valid Driver’s License and ability to travel
