ABOUT THIS ROLE

The Asset Manager will work closely with the CFO and COO as the liaison between property management/brokers and ownership group. They broker, acquire, manage, operate, and finance assets. Candidate will strategize the short- and long-term goals of over 20+ assets such as: apartment complexes, retail centers, office buildings, land development, and will assist in providing reports to over 250 investors.

 

ESSENTIAL FUNCTIONS
  • Establish annual goals reflecting market conditions and provide monthly budget vs actual cash flows.
  • Produce reports on assigned portfolio monthly, quarterly, and annually for all parties involved in a project
  • Support accounting as necessary for specific investments
  • Participate in property operating budgets’ preparation and approval process including CAM reconciliations
  • Review monthly property operating financial reports, identifying, and resolving discrepancies.
  • Work with legal to edit necessary legal documents
  • Review loan and interest schedules, lender escrows schedules; verify bank loan and escrow account calculations for accuracy; compile required loan compliance packages as necessary
  • Stay abreast of current market conditions in order to understand their portfolio from a leasing and investment perspective
  • Negotiate terms of lease contracts with prospective tenants and/or property managers
  • Ensure property obligations are fulfilled, documentation and property issues are resolved, and potential shortfalls are communicated timely
  • Work closely with property management teams to ensure maximum occupancy and income
  • Utilize Excel spreadsheets to produce timely and accurate project cash flows and/or financial projections; update project/development budgets and forecasts monthly with actual results

 

REQUIREMENTS
  • Bachelors' Degree in Business, Finance, Property Management or related discipline.
  • 2+ years’ experience in transactional real estate (leasing and/or sales) and development
  • 2+ years’ experience Excel spreadsheets modeling (real estate related preferred), specifically calculating NPV’s, IRR’s, ROI’s, etc.
  • Knowledge of commercial real estate raw land, income producing properties, and development/construction processes
  • Ability to accurately review, assess, and provide detailed information as required on multiple projects in an organized manner
  • Ability to multitask and prioritize to meet multiple recurring performance deadlines
  • Strong critical and creative thinking skills
  • Excellent written and verbal communication skills
