On-site Property Manager

Our client, an established real estate developer and asset manager, is seeking an experienced On-site Property Manager to join their team!  This company successfully handles the management, financing, development, and leasing of a large portfolio of self-owned and managed properties. 

The Property Manager will oversee the day-to-day operations of the apartment community, ensuring a smooth operation and maximum occupancy levels. The Property Manager will be provided with an apartment to live in on site. The ideal candidate must be experienced and have excellent resident relations and leadership abilities. Essential Functions:
  • Ensure the property is rented to the fullest capacity and lost rent is minimized
  • Marketing & advertising of the property to ensure 95% tenant occupancy, including website updates, social media, and touring potential residents
  • Managing payroll, timecards, wage and hour, meal breaks, and scheduling of staff
  • Address resident concerns and requests on a timely basis to ensure resident satisfaction
  • Collecting the rent from the tenants on the due dates; maintaining an account for the rent collected
  • Ensure efficiency of staff through ongoing training, instruction, counseling, and leadership
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis
  • Reports to include, rent comps, rent roll, monthly marketing campaigns or advertising, tenant delinquencies, and vacancy report 
  • Provide recommendations for capital expenditures
  • Hiring and managing of vendors and workers required for the maintenance of the building


Job Requirements:
  • High School Diploma Required. College degree preferred
  • 2+ years on-site as a Resident Manager
  • Ability to understand a budget, financial goals, operate asset in owners’ best interest
  • Strong sales ability & oral and written communication skills.
  • Strong attention to detail
  • Appfolio (or similar Property Management software) experience
  • Competence in personal computer skills, keyboard, internet search, and math
  • Competence with Microsoft Office Suite including Word, Excel, Outlook
  • Must live on-site (apartment provided)
  • Must possess a valid driver’s license and maintain current auto insurance and an acceptable driving record
