The Roving Maintenance Technician will be a key member of the real estate operation and is primarily responsible for preventive maintenance and repair of several multi-family residential and commercial properties.

General Job Responsibilities:

• Ensure work orders are properly logged into maintenance tracking system, addressed within 24 hours, and closed out using a maintenance tracking system
• Monitor and report on building systems including but not limited to elevator, fire & life safety, security systems, and entry and exit ways
• Respond to emergency situations and engage outside vendors to address issues as needed
• Perform preventive maintenance work such as service appliances, paint areas showing signs of wear, monitoring building systems or other routine maintenance activities as may be directed by supervisors
• Perform “make ready” projects for the preparation of vacant units available for prospective tenants
• Perform minor to moderate-level plumbing repairs, replacements, fixture installations, repairing leaks, removing clogs in drains and toilets, and similar items not requiring permits
• Perform minor electrical repairs and replacement of light fixtures and related items not requiring permits
• May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and sheetrock
• Schedule and assist in the supervision and selection of outside service providers
• Be responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial and grounds departments
• Heating and Air Conditioning Equipment (HVAC)

Minimum Qualifications:

• GED or Equivalent
• Residential and/or Commercial Maintenance Experience: 2 years+ (Required)
• Plumbing Experience: 2 years (Required)
• Electrical Experience: 2 years (Preferred)
• Must possess valid driver’s license.
• Ability to lift up to 50lbs., stoop, kneel, crouch or crawl
• Communicate effectively
• Practice team behavior & demonstrate effective interpersonal relationships
•   Is organized and manages time effectively
• Ability to work irregular hours (evenings, weekends), including on-call and overtime hours, as required due to maintenance emergencies
