Lead Maintenance Technician

Our client, a highly successful and growing Residential Property Management company is seeking a Lead Maintenance Technician to join their team!

 

The Lead Maintenance Technician will be responsible for special maintenance projects such as renovations, rehabs and other projects in addition to general maintenance duties. They will provide direction, establish priorities, assign tasks and coordinate the work of other personnel. The ideal Lead Maintenance Technician will have 5+ years’ experience with maintenance and have a background in management, training, and leading. Apply today for immediate consideration!

 

Essential Duties and Responsibilities
  • Performing lead functions over special maintenance projects in rehab/renovations or other projects as assigned by the Regional Manager and/or Senior Service Manager.
  • Providing direction, establishing priorities, assigning tasks, and coordinating work projects and the work of other personnel in addition to their general maintenance technician responsibilities.
  • Responding to resident requests for maintenance and service by troubleshooting the problem and taking appropriate action to repair and/or restore service
  • Completing the “make-ready” process to prepare vacant units for leasing and new move-ins, creating a “punch” list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Supporting cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Demonstrating customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
  • Assisting in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Assisting the Rehab Team as needed on various projects such as demo, installs or repair projects as directed by the Senior Service Manager and/or the Regional Manager. Frequency varies based on the demands.

 

Minimum Education and/or Experience:
  • High school diploma or general education degree (GED)
  • 5+ years Maintenance experience required.
  • 2-5 years of Renovations experience required
  • Management experience
  • Valid California Driver’s License

 

Essential Skills and Abilities:
  • Residential experience required.
  • Proven ability to train, plan and direct the work of other employees.
  • Proven ability to lead, plan & coordinate work schedules.
  • Effective in providing technical support as the working lead.
  • Develop and maintain effective working relationships with other staff. Ability to troubleshoot problems and take appropriate action.
  • Ability to set priorities, coordinate several projects simultaneously, forecast project problems and make adjustments.
  • Ethical conduct.
  • Ability to maintain regular and consistent attendance including reporting to work on time.
