Director of Construction and Engineering

Our client, an established Commercial Real Estate Investment Management company, is looking for an experienced Director of Construction and Engineering to join their team. This is an exciting opportunity to join a successful company that has owned and managed properties throughout California for over 35 years.

The Director of Construction and Engineering will oversee and is responsible for the physical maintenance of the company’s portfolio of real estate buildings. This includes all mechanical systems, building systems, and energy management systems, as well as managing tenant and capital improvement projects. We are looking for someone with 10+ years of experience, a solid understanding of capital improvements, project management, and building opportunities, and the ability to lead building engineering teams with strong direction.   • Conducts walk-through on all properties to visually assess the safe and efficient maintenance/operation of the physical structures, all mechanical, electrical, HVAC systems, fire/life safety, and any other related equipment.
  • Acts as liaison for high-level communication from ownership to contractors of all trades.
  • Communicates with all levels of professionals, from subcontractors to President of the company and investors.
  • Collaborate with and supervise the assistant to the Director of Construction & Engineering (“Assistant”).
  • Communicate through oral and written reports on the completion of all repairs, replacements, routine maintenance, preventative maintenance, tenant improvement and capital improvement projects.
  • Supervise engineering staff and work order system; conduct monthly meeting with engineers and engineering company’s representatives.
  • Supervise and cultivate good working relationships with all contractors, vendors, architects, property managers etc.
  • Oversee the bid process; contact vendors, communicate scope of work clearly, get bids approved by upper management, and oversee Assistant who tracks lien releases and invoices.
  • Manage all tenant and capital improvements from start to finish; assist property managers in any projects they are involved in needing expertise.
  • Collaborate with and keep the Asset Manager informed on a regular basis regarding the specific and overall condition of buildings (building systems, equipment, common areas, and
    Property Manager and/or tenant relations) offering prudent and cost-effective solutions and proposals, as needed.
  • Assists in annual budgeting process.
  • Monthly cashflow/projections meeting with each property accountant.
  • Manage and forecast Long term capital expenditures, building systems, utility and energy costs throughout portfolio.
  • Ensure all properties meet lease requirements, city and governmental codes, and management expectations.


Required Qualifications:
  • 10+ years of building facilities management within the commercial real estate industry.
  • Associate/bachelor’s degree in facilities or project/construction management, however, years of experience will be the priority.
  • Industry-Related/Engineering certifications a plus – ie: LEED, CFM, BOMI, HVAC.
  • Must have project management experience in office projects.
  • Experience in Leasehold construction including; tenant improvements, build-to-suit projects, Title 24 regulations, Life Safety and Building Code compliance.
  • Experience in Capital improvements including: roof maintenance and replacement, HVAC repairs and replacements, common area renovations, elevator service and renovations, parking lot slurries and repairs, structural upgrades and renovations, and renewable energy systems.
  • Must have expertise in Building Operating Systems; including HVAC, electrical, plumbing, energy management systems, access control systems, elevators, roofs and foundations.
  • Experience in managing building engineering teams, developing and execution of preventative maintenance programs with engineering teams and property managers, and approving work orders.
  • Experience working with leasing and property management professionals.
  • Experience in commercial property budgets and cash flow/projections
  • Experience in the bid process, reviewing construction plans, reviewing engineering plans, reviewing environmental plans/reports, Fire Life Safety and city and government permits/licensing.
  • Forward thinking, proactive, self-motivated leader with an eye for quality work in a highly demanding, fast-paced industry.
  • Effective oral and written communication skills – proactive approach with ownership,
  • Highly organized and proven ability to work under numerous competing deadlines.
  • Ability to delegate tasks efficiently and effectively to Assistant, Property Managers, and other staff.
