Construction Manager (Life Science)

Are you looking to take your construction career to the next level? Our client, a leading private equity firm in the US is looking for a Life Science Construction Manager to join their highly efficient and tight-knit team.

The Life Science Construction Manager reports to the Senior Managing Director of Construction and will work closely and collaboratively with a team that believes in bringing diverse perspectives together to spark creative ideas and solutions. This role will be responsible for managing day-to-day CapEx, conversion, repositioning, and tenant improvements projects. The ideal candidate will have construction experience, excellent communication, and ability to interact and effectively collaborate with staff at all levels.

 

Responsibilities

  • CapEx, conversion, repositioning, restorative repairs and tenant improvements projects
  • Identify and mitigate risks during entitlements, preconstruction, construction and lease up
  • Optimize consultants and contractors core strengths with project scope, property type and location
  • Prepare consultant and construction contract agreement documents
  • Negotiate single source contracts required for collaborative preconstruction phase, competitive sub solicitation and fast-track product delivery
  • Assemble and manage the design development team & coordinate conceptual, schematic, CD and permit drawings while administering design contracts
  • Research material, lead time, and project delivery timeline, means, and methods
  • Provide candid opinion that focuses on constructability, logistics, sequence of work and VE
  • Prepare RFPs, project budgets and schedules
  • Bid solicitation, qualification, leveling and recommendations
  • Implement construction administration protocols, procedures and cost controls
  • Facilitate recurring progress meetings and conduct periodic site observations
  • Track addenda, building and planning approvals, bulletins, RFIs and submittals
  • Review and approve AFPs
  • Secure and review close out documents
  • Review Tenant’s Final Construction Documents and issue Landlord Approval Letter

Acquisition Due-Diligence Consultation:

  • Collaborate with ACQ/AM
  • Provide A&E consultant and contractor recommendations
  • Prepare Capex SOW carefully considering project type, location, market trends and phasing
  • Coordinate conceptual pricing set, narrative and renderings
  • Qualify contractor’s project budget and schedule
  • Identify and mitigate risk management issues

 

Qualifications:

  • Bachelor’s Degree in building science, architecture, civil engineering, construction management or a relevant field
  • 3-5 years’ Life Science experience
  • Life Science acquisition due diligence consultation experience a plus
  • Strong leadership skills
  • Professional and approachable demeanor
  • Excellent verbal and written communication skills
  • Ability to interact with staff at all levels
  • Knowledge of building codes and construction industry best practices
