Purpose of the Commercial Property Manager
The Property Manager will report to the Chief Transaction Officer and will work as part of a 30-person team in a fast-paced and highly collaborative environment. They will be responsible for assisting the property management team and the accounting team on property expense administration. The role will also be active in supporting legal and asset management functions and will benefit from direct interaction with the legal, accounting and asset management teams.

 

ROLES & RESPONSIBILITIES
  • Determining and communicating to accounting team responsibility for certain property-related payments, including operating expenses (CAM), real estate tax, insurance obligations, utilities, prepaid rents, and security deposits
  • Serving as liaison between the company, tenants and shopping centers regarding each party’s review and compliance in connection with such payments
  • Serving as primary contact between property management and accounting teams for questions concerning responsibility for property-related payment obligations
  • Working with accounting to audit operating expense billing (both estimated prepayments and reconciliation) to ensure accuracy
  • Assisting in performing CAM, operating expense, insurance, and tax reconciliations/calculations
  • Assisting with collections/tenant billings, including working with legal to prepare and monitor delinquency and default notices
  • Providing outstanding service to tenants on all property operating expense issues
  • Interacting and working closely with others in property management, as well as accounting, legal, and asset management teams
  • Special projects as required

 

EDUCATION AND EXPERIENCE
  • Bachelor’s Degree
  • Minimum of 2 years of commercial multi-tenant property management experience
  • Effective organizational, communication and problem-solving skills; ability to handle multiple priorities and meet established deadlines efficiently, self-starter
  • Ability to read and interpret real estate leases, including all related lease documents
  • Experience with MRI or other real estate accounting software
  • Detail oriented, analytical and computer literate with proficiency in Word, Excel, PowerPoint, and Outlook
  • Organized with an ability to multi-task while maintaining big-picture focus
  • A proven record of providing excellent internal and external customer service
  • Superior communications skills, both verbal and written

 

COMPENSATION AND BENEFITS
  • $90-100k + 10% bonus
  • Health, Dental, Vision, Life & ADD insurance
  • Mobile phone reimbursement up to $100 per month
  • Gym reimbursement up to $245 per month
  • Generous PTO: 10 sick days, 15 vacation time, 10 holidays
