Our client, a highly successful and growing Residential Property Management company is seeking an Assistant Property Manager to join their team!

The Assistant Property Manager supports the Property Manager in effectively managing the assigned community. In the Property Manager’s absence, the Assistant Property Manager assumes all leadership responsibilities associated with accomplishing community objectives as set forth by the Property Manager. In addition, this role is responsible for the overall operations and day-to-day implementation of policies, procedures and programs to ensure a well-managed, well-maintained community. Essential Duties and Responsibilities:

  • Responsible, under the direction of the Property Manager, for all phases of the property operations, resident relations, marketing, and acts as a main point of contact in the absence of the Property Manager. This position indirectly provides supervision to Leasing Agents and Maintenance staff periodically, as needed.
  • Maintains positive and professional resident relations and service at all times.
  • Physically inspects community when on grounds, picks up litter, and reports any service needs to maintenance staff promptly. Conducts service follow-ups when work is completed. Inspects move-outs and vacancies when requested.
  • Maintains awareness of local market conditions and trends. Contributes ideas to Property Manager for marketing the community and improving resident satisfaction.
  • Works with all phases of marketing, including but not limited to lease renewals each month, record keeping on lease renewals and terminations, monitoring and directing rental activity including on-site marketing activities, working with prospective residents, showing the community, performing leasing duties, answering incoming phone calls from prospective new residents, current residents and vendors/suppliers.
  • Maintain accurate resident records. Updates on daily basis all rents, deposits and application fees received from residents. Issue appropriate notice when necessary (eg. late payments, eviction notices, returned check memos). Deposits all receipts prior to bank closing each day.
  • Updates required reports concerning move-out notices, activity and provides information to the Property Manager.
  • Organizes and files all applicable reports, leases, and paperwork.
  • Proofreads all lease paperwork and processes move-ins and move-outs.
  • Demonstrates knowledge of Fair Housing and other legal issues and local ordinances as they affect the properties’ operations.
  • Performs any additional duties assigned by Property Manager or Regional Manager.

 

 

Essential Skills and Abilities:

  • 1-3 years related experience managing properties of a comparable size.
  • Must be knowledgeable of all phases of leasing and resident retention.
  • Demonstrate strong written and oral communication skills.
  • Working knowledge of eviction law and Fair Housing mandates.
  • Competent in basic computer skills, including Word, Excel, MS Outlook and Yardi or an equivalent property management software required.
  • Demonstrated ability to deliver excellent customer service and an ability to diffuse and respond to customer concerns to avoid escalation of the problem.
  • Must possess strong attention to detail and sales ability.
  • National Apartment Leasing Professional (NALP) certification preferred.
  • Willingness to obtain Fair Housing Certification prior to interacting with prospective residents.
